DBS Group Research wrote in its research report that the Hong Kong government is positioning the city as an international higher education hub by doubling the admission quota for non-local students in government-funded institutions to 40%.

In response to the expansion driven by the increase in non-local student admissions, local universities are purchasing various commercial and hotel properties to convert them into educational centers and student dormitories, according to the report. As the student housing market thrives, more investors are transforming existing hotel and residential properties into student accommodations. Meanwhile, the influx of overseas students will boost the demand for consumer essentials, benefiting basic industries and the development of community shopping centers.

The broker favored Hongkong Land and LINK REIT (00823.HK). Among them, LINK REIT's valuation was fairly attractive with its solid earnings performance mainly benefiting from the robust influence of community shopping centers, and the potential REIT Connect could also serve as an additional catalyst.

The broker set its target price for LINK REIT at $41, with a Buy rating.
